Lakeridge Run is a well established restricted neighborhood in southwest Oklahoma City within Cleveland County. The north wall of Lakeridge Run borders along SW 104th Street and the west wall borders on May Avenue. Driving through Lakeridge Run you will be delighted to see the pride of the homeowners as demonstrated in well-kept homes and lawns. During spring and summer many homes are wonderful examples of the finest lawns, landscapes, and flowers gardens in Oklahoma City. On pleasant afternoons and evenings, the streets become pathways to enjoy peaceful and relaxing walks. Schools are located nearby with Fisher Elementary being less within a quarter mile from the addition. Seasonal displays light up the heart.

Spring Lawn Maintenance

All homeowners and other residents are responsible for maintaining their yards in accordance with the standards set in the LR Covenants Rules #18 and 19 (see LR Covenants).

  • Lawn must be free of weeds. Spring is the time to put down a pre-emergent to prevent weeds.
  • Lawns must be kept mowed and edges trimmed. Please trim the edge of your yard along the curbs and sweep up the clippings. Don't leave anything on the street to blow away to your neighbors' property.
  • Yards must be free of debris. Keep trash picked up. This includes on the street in front of your house.
  • Trees and shrubs should be kept trimmed and not protruding to block view of street for drivers. Be sure to keep area around your trees free of saplings

Each house must obtain their own permit. You can get a permit online at OKC.gov

New Yard of the Month Program

The purpose of the Yard of the Month Program is to promote goodwill and reward exemplary lawn and property maintenance in the Lakeridge Run neighborhood. The Program will recognize and support Lakeridge Run neighbors who demonstrate exceptional efforts to maintain and improve their property in a manner that contributes to the overall appearance of the community at large.

Yard of the Month candidates will be judged solely on the total exterior appearance of their property and front yard as viewed from the street. General upkeep of the yard and property is paramount. See Contest Rules and Guidelines for more information.

Neighborhood Pride

It is important that all LR homeowners do their part in keeping the Lakeridge Run neighborhood looking good. This means each property must be maintained in accordance with all the codes and rules of the Lakeridge Run covenants, as well as city codes.

Keep in mind that if you do not maintain at the levels of these codes you will pay for the service to fix the problem and incur legal fees as well; all of which can put a lien on your property if not paid. This is done to protect the property values of all the homes in the neighborhood and not allow one house to bring down the overall appearance or value of others.

One of the responsibilities of LRNA, according to the bylaws, is to enforce compliment of covenants. This means that the neighborhood depends on the rules being followed by all who live or own property in LR. Remember, when you signed your purchase agreement you legally agreed to abide by the covenants without exception.

Violation notices will be handed out in person, by letter, or left on your door. The address and violation(s) is recorded at the time for follow-u inspection. Anyone receiving a notice must correct the problem within ten days. If you receive such a notice and need to visit with an LRNA representative, please send an email to LRNA@coxinet.net and someone will get back to you for a personal visit.

Vehicles are Prohibited form Parking on Streets Overnight

Lakeridge Run like many neighborhoods in the city prohibit parking on streets overnight. Please park all vehicles in driveway (do not park on grass). We do allow exceptions for overnight guests. Violations are enforceable by city fines.

Lawns and property MUST kept neat and Be Free of Weeds

The Legal Covenants of Lakeridge Run REQUIRE that all lawns and property be kept neatly trimmed and free of weeds. Although LRNA has the right to legally enforce this rule at the expense of the homeowner, we are asking all to make certain their property is properly maintained.

Covenant Rule Number 19. Each lot owner shall keep all shrubs, trees, and grass neatly trimmed, and free of trash, weeds, and other unsightly material. No tree or shrub or any kind shall be allowed to overhang the street from ground level to a height of 14 feet without approval of the architectural committee.

Oklahoma City Code Enforcement

Keep in mind that all homeowners must abide by the rules and covenants of LR and the city codes. If you see what you believe is a violation or problem in the neighborhood, please check city codes and report it directly to the city for action.

All concerns will be investigated by the City Code Inspectors. Since your request is anonymous, you don't have to worry about your neighbor finding out who complained.

Neighborhood Services' Code Enforcement Division is responsible for keeping neighborhoods free of dilapidated buildings, tall grass and weeds and other neighborhood eyesores and nuisances.
