Comments from the 2023 annual dues mailing:

  • Comment: Follow through with street parking covenant!  Large vehicles (RV’s trailers, etc.) are against city ordinances.
    • We send letters to residents who have trailers and RVs in their driveway or the street and typically we get them moved within the week.  We have had to engage an attorney at significant cost on occasion. Some cities have ordinances and others do not.  For Oklahoma City the requirement is that a vehicle be operational and properly tagged.  An oversized trailer blocking views and creating a safety hazard may very well be one that OKC would take action on. The OKC Action Center is a great resource that anyone can use to anonymously turn in a complaint of someone that is not in compliance with the city. The link to the Action Center is under OKC Online under the Resources menu on our home page.  There is currently no special power given to the Home Owners Association (HOA) to perform this activity.
    • Regularly driven cars parked in the street for extended periods of time also receive letters, but enforcement is much more difficult.  We are working to strengthen our ability to limit parking in the street.
  • Comment: We are very happy to live here in this peaceful neighborhood.  Thank you.
    • And we thank you as well.
  • Comment: Fix the roads!!  and intersections.  They have been a mess for several years.  The worst ones are: 1) Off of 104th Street at 105th Street intersection with the main street – Lakeridge Run south bound.  2) I’ll be at the assoc. meeting in January 2023 to comment more!
    • The best thing to do is contact your representative for City Council District 5.  There will be a new representative replacing Mr. Greenwell who is stepping down.  The vote on February 14 resulted in a runoff between the two top vote getters.  Both of these candidates have proclaimed fixing the roads as a high priority.
    • Typically, our annual meeting and board elections are in late February.  The date has not yet been set but we are looking at late March this year due to needing some additional time required for a special meeting topic.  You can keep track of all the LRNA events on our website http://lakeridgerun.com
  • Comment: Thank you for your time and service.  I’m fairly new to the Lakeridge Run Neighborhood.  I have two comments.  1) For convenience and more effective, I suggest you offer Zelle and or Venmo options for annual dues payment.  2) Hard copy of directories is outdated and costly.  We can eliminate it (just like phone books, nobody uses them anymore).  As people move in and out of the neighborhood so often, we can just provide and update the directories on our website.
    • As we only have annual dues that is collected one time a year, we feel that using one option for on-line payments that utilize credit cards is enough of an alternative to sending a check or money order.  Venmo is owned by PayPal and is designed for more of a “pay the baby-sitter” or “loan the kids some money” situations.
      • As a result of your suggestion, we have setup Zelle as an alternative. The information on how to pay using Zelle is on the website under Pay Annual Dues – Dues Info.
    • We have discussed alternatives to the printed directory and the issue always comes down to privacy.  If we host it on the website, then we have to be able to restrict usage to the people in the neighborhood and that is a lot of work.  We understand that when a person “tosses” their paper directory, that the personal information of others is exposed to a limited degree.  This is why we ask people to give us permission to print that information.  We could do the same for the on-line hosting but we feel it would still be irresponsible of us to post that information in the open.
  • Comment: Why are home maintenance rules not enforced? House in 2600 block of SW 105th has been half painted since we moved here.
    • The covenants exist for the benefit of all the neighborhood and everyone in the neighborhood may help share the details and rules with their neighbors. Have you talked to the neighbor? Maybe they got started and came upon some hard times or could use some help. The LRNA board is not opposed to discussing the issue with the homeowner, however, we don’t have the ability to patrol all 375 homes for violations, so homeowners need to share by dropping a note to the board at http://info@lakeridgerun.com
  • Comment: (1) I hope LRNA is attempting to get many of our streets repaved. The City has been responsive to my calls for spot repaired. (2) I would like to see a more active attempt to enforce covenants – Parking, mowing, fences falling down, etc.
    • So, Yes. We are actively working on getting streets repaved. The City has a process that involves rating streets by the degree of “badness”. We have two of our streets that they consider to be “bad enough to rate for replacement. (3) If we can’t repair the clock at the north entrance, remove it. The trash bag is not very impressive.
    • The LRNA board members are elected volunteers. However, we also have several committees that can be staffed with nonelected volunteers. We would love to add you to the covenants committee.
    • UPDATED: One of our clock mechanisms quit working and the glass face on that side was broken so we removed it to have the information needed to order new parts. I am happy to say that we have a complete update of clock internals that resets the clock after power outages, for daylight savings time change, and will keep both sides of the clock aligned with the same time. One of our neighbors who is an electrician worked with us (board members and other neighbors who volunteered) to perform the upgrade once the weather warmed up.
  • Comment: We love this neighborhood. Thanks for all the HOA members do! How do we go about getting trees trimmed that are in the creek behind our fence that are in the power lines? Our house backs up to houses in the Fountains neighborhood.
    • Tree trimming will be done by the electric company if they get within a certain distance of the lines. Trimming may also be done by the homeowner or homeowners if between the property lines. This would be independent of the HOA.
  • Comment: Food trucks – thank you for the consistency! Social media – need to do more. Maybe highlight one neighbor a month – tell us about them 🙂 HOA meetings – Post date/times on social or email w/reminders. Are meeting notes posted somewhere?
    • We are always looking for someone to help us with updates to the website or to moderate the social media pages. Please contact us at http://info@lakeridgerun.com if you would like to help. We have been discussing having board meetings at locations where members could attend. The board meeting dates are now posted on our website calendar along with the Food Truck schedule. If you would like to attend a board meeting, please let us know by making a request at info@lakeridgerun.com
    • We do not post the meeting notes as they are not for open public access. However, anyone who is a dues-paying member of the HOA, may request a copy of the minutes or the treasurers report from http://info@lakerigerun.com
  • Comment: We sure need a traffic light at S.W. 104th entrance!
    • This is always a subject that can be taken to your city councilman. Several years back when Walmart built at I-44 and S.W 104th, studies were done and the results did not favor the addition of a traffic light. It may be time for another study.
